My business is mainly fix n flip so I like close local flips that I can drive to in under an hour.

First some general observations from my experience flipping houses:1) It is usually a 9 month journey - It is very difficult to finish a flip if major renovation are needed in under 9-months from purchase to closing wire.

Is your theory that the market would be so inundated with turnkey rentals that it would surpass the need for quality rentals?

She had an idea about a collaborative environment for other therapists.We also have 800 sqft of area on the 2nd floor that hasn’t been fixed yet and therefore no CofO for that area, but could be renovated and obtained in under two months and about 10k in expenses.

With the numbers I ran and the feedback I got here, I think I need to be in under 100K and  probably closer to 75K.

No way you are going to get a 2nd FHA in under 12 months and less then 100 miles away.

Everything goes smoothly right up until exactly the point when I inform them that I'm interested in under $30k properties, then I can't get a call or email answered or returned.
