Hi @Anthony Frank I am not familiar with your local area however I have used www.dirtcheapsigns.com in the past.Its a super easy design interface and if I recall my price per sign was very reasonable. 

I also have a check writing software that interfaces with QB.

I've used eRentpayment.com for more than 3 years they are great and have a nice online interface for both tenant and LL.

To file for the LLC is relatively simple, but doing so via the automated state interface will fall short of the robustness you are looking for.  

However, I do not like it's interface (disclaimer: I am a former IT guy).

I don't browse the web on my phone, so tying into the web browser doesn't matter to me, but it seems like the hooks that allow it to interface with an app are permanently broken.

Podio is very customizable so it serves as the "central hub" or "interface" and creates the relationships between items.

Well, given your demeanor speaking to me, I'm thinking anything that reduced your tenants having to interface with you would be +EV.  

I have access to the MLS and I will still use zillow as a quick and dirty way to find value just because the interface is way easier to use (you'd think for $1800/month the BOR could come up with something that looks like it was built in the last decade).I have found recent sales on zillow (in yellow) to be WAY off.  

Also the interface isn't that great.
