The one time I saw a scratch high up is when a German Shepherd learned to to use a lever door handle to open doors and even then he only scratched around the door handle and then down.

Trying to just Launch out on your own with no credit no money etc.. and thinking your going to make it just reading BP or going to RIA meetups.. is problematical at best your not learning any thing in a school type environment.. and in addition much of whats talked about on these kinds of website might be germane in some markets and are totally illegal in others.. so its just theory.. not reality in practice.

starter rent in any city = the least stable.. the lower rents are generally were the properties are cheaper.. so just a rule of thumb not a law or anything.Also the 2% rule and the other rules were born here on BP out of the Great recession and are not germane anymore in most markets that are rebounding and recovering.. you have a new set of investors who started after 2009 who don't have a perspective other than the screaming deals they got in 09 to 2011 which are not reality today and may never be again at least until the next Global financial crisis.
