Get to know yourself well and get a firm understanding of what you're good at. 

As an investor, I firmly believe in keeping $5,000 to $8,000 in reserves for each property up to five or six properties.  

Your tenant is going to get a free attorney, mine was from one of the largest law firms in America, they use it as a chance to give younger attorneys court experience.  

If it's working with no issues let it go and hold firm.
