Not the most user friendly IMO but it's pretty cheap so if you're just starting out it may be a good option.

Cheap in Baltimore does not equal good prospect for cash flow.

Of course this may not be cheap, but it’s very effective.

Don't be cheap - I personally went into the real investing space with a scarcity mindset and trying to maximize profit at all costs. 

Using free or cheap boilerplate contracts obtained online or from other landlords is a sure prescription for disaster.
