I think talking with a Broker in the Industry would be helpful too

Just messed up a really big deal I had and now i know they are brokers.

As a customer I would 100% want to see the outside.

I would check with Dennis Kahn at Homestead Mortgage or another popular mortgage broker here, Zach Starnes or there are several other lenders that can re-fi off appraised value much sooner than 1 yr.

I have NEVER seen a pro forma statement put together by a seller or broker that 1.

While I’m not in Little Rock, I’ve found that networking with local brokers and property managers can be key to uncovering neighborhood-specific insights.

In our case we tripled our deal flow when we started a program of direct email to mortgage brokers, real estate brokers, and real estate investors who could bring us either mortgage notes for sale or new loan opportunities for loans not qualifying for commercial financing.  

You could put it into a note, after finding a local broker in your area (search for hard money lenders in your local market if you aren't sure where to start). 

I do wholesale or can custom look for something that fits your wants.

What I ultimately decided on after speaking with many people in the business and bank customer representatives was to make a savings account for each deposit.
