The good news is that there are many good ones out there...they just usually cost a little more, but at the same time they usually offer more services.  

I would absolutely recommend the Title company closing regardless of the cost as this is the best protection for everyone and the easiest way to facilitate the money.Note; in Indiana, the property taxes are paid in the rears.

We renovated and recently sold a large beachfront home in Costa Rica and I intend to design and build two more on adjacent land, so what I am doing here is really a trial run for that. 

The loan covers 80% of the purchase price and 100% of the rehab cost as long as the total does not exceed 80% of the appraised value.   

Because I know nothing about repair cost, as a way to learn I had the bright idea to use a contractor to help with the estimate in exchange for free advertisement to investors.

He owns >20 doors in the East Bay (Richmond, San Leandro, Oakland, etc), none with rent control (Sec 8, Costa-Hawkins, a condo in there last I checked, etc).

We've been told the abatement/cleaning will cost a minumum of $10k but likely closer to $25k.
