It’s admirable to homeschool the kids and stay at home with them but If you are only going to have one employed adult they need to increase the household income dramatically especially for where you live .

As far as marijuana growth in Oregon goes, the legal limit is also 4 plants per household.

I'm looking to expand / grow into larger multi family and wanted analyze a deal with 12 - 14 units in a condominium complex.:  12 are owned by 1 owner and 2 others are separately owned. 

By screening everyone in the household, you can potentially avoid an eviction and other tenant problems.  

Assuming you have no pressing liquidity concerns and have a stable household income, I would prefer to buy houses in middle-to-upper middle parts of the metroplex.

I’ve not had a chance to research the percentage of households that were renting at the end of the recession as compared to before to see if there might be a potential benefit to having rental property in a period of time when people are not buying homes.Good luck with the first property!!

Hi @Dan Smucker,If you're open minded about it, I always recommend to clients who want to invest from afar to look into condominiums, and certain townhouse communities.
