Hello, BP famI wanted to share some of my research on new construction data in Maricopa County over the past 3 months!

COVID created a chaotic spike in both the sale & rental markets, attracting even more new real estate investors.

Here are a few high level thoughts for you as a beginner:-Don't lend in second position-Don't do deals with new investors-Don't experiment with new strategies, even with experiences investors- ie, don't jump in to a first development project with someone just because they've flipped 20 houses. 

*Strong Economy – Phoenix is sustaining a healthy housing market, with thriving sectors like technology, healthcare, and finance continuously recruiting new residents and providing them with job opportunities.

Are you new to real estate investing or already diving into deals?

I found out pretty quick my skills from years of running LTR didn't translate to STR and had to learn a whole new set of skills (some of which I already had from a career working with the public).  

Appreciation ~4% annually.Capex items needed: new roof, parking lot needs concrete fixed and asphalt resealed - ~30K in workDeal #3 - SFH, 2BD/1BAAsk: 65KCat smell everywhere, needs new paint and flooring, needs new gutters. 

In my opinion, this is a huge barrier for many new investors- they think they understand value better than a seller might and they try to convince someone their property is worth less than the seller believes it to be- that's a rookie mistake.
