Hi - for Orlando, bedroom count is usually key, as this area serves multi-generational families in larger single family homes.Look for a good HOA resort zoned for short term rental (ie Windsor island, solara, reunion, encore, Storey lake, etc) and depending on the size of home, most will come with in ground spa/pools, with the exception for the majority of margaritaville units.We do manage some townhomes with a hot tub, and it does well ($75 per month to service a hot tub), but beware as an investor that guest nightly rates for townhouses and condos will be much lower than houses, as you are starting to compete with hotel chains when you start talking about 2 or 3 bedroom investments.

Darryl Lin , I am an investor in the Hesperia market for about 3 years and got few SFR that I am renting, the high deserts is a growing area , although CoCr is around 5-6% but you are betting on future appreciation , LA and OC Market is over saturated with renters , many of them can’t afford rent anymore , so many are moving towards the east , 15 years from now , homes should value in the $500k ( my opinion ) think of it this way , a river with over flown water branching out of its track.

The colleges in NEPA are: Stroudsburg U, Kings Coll and Wilkes in Wilkes Barre, Keystone in Dalton (near Clarks Summit) and in Scranton there is Univ of Scranton, Marywood and a branch of Penn State.In regard to the Poconos there is an abundance of single family opportunities in the private communities but also HOA dues and extra due dilligence to understand each community.That is a tour of a small piece of PA.

Remember, Mortgages get sold to someone, and while it's a long custody chain with many "horse-swapping" in the mix, at end of day is the investor who is deciding where to plop down another few dozen million.
