Instead of "driving for dollars" or "bird dogging" to find deals, what I do is have the DEALS FIND ME.How so?

The PM had an AC company come out that wants to charge me $5,000 to replace the entire AC system.

Was there signed documentation to accompany it?

It's my understanding from the folks that I've talked to, most people won't put in the foot work for bird dogging so to speak.

The tenant is insisting that I or someone accompany the contractors.

If you need to build up cash, there are a few things you can do including: finding deals for other real estate investors (i.e. wholesaling, bird-dogging, etc), saving money every month from your job and/or having a side business to build up capital. 

A bird in the hand is worth a lot more than all the birds in the bushes.

I agreed figuring a bird in the hand is worth two in the bush.  

That being said what I am doing is wholesaling/ bird dogging deals until I have the funds to purchase a 40-50k property outright that is turnkey ready!

Hi everyone, I'm doing some bird dog work, and I came across a wholesaler who is looking to sell my investors tsc (tax sales certificate) properties.
