If condos have lower value or higher fees in your area, then you will pay less for it.One thing that hasn't been mentioned that was most annoying for me is rehabbing and having to deal with elevators and very close neighbors and common dumpsters etc.

Registered Architect but I landed here.The people I see day in and day out who are making real money (aside from the company owners) and seem to have really happy lives are the owners of the trade contractor companies (HVAC, Plumbing, Electrical, Flooring, Elevator, etc.)The money and lifestyle is with the company owners then passes over the employees and then shows up again with the trade contractor owners.So then I second what others have written here... be very careful about getting trained to be an employee (ie going to college, get a degree, put out a resume....).

With 4% interest rates, and even with slightly elevated home prices at present (especially relative to what some of us missed 3 years ago), and all-time record breaking S&P 500 as of yesterday it would be hard to convince me to not put all of the money I could get out of my rollover IRA to work as downpayment in long term rentals.

Ask for elevator maintenance records and see what they are spending on those per year.Is the maintenance guy in-house or do they subcontract maintenance, take a look at the cleaning contract.
