Hey BiggerPockets Family,My name is Gabriel Peryam, and I’m a born-and-raised Athens, GA native.

My wheelehouse is long term management of investment properties, but I do have a good relationship with a loca Chattanooga broker who helps investors in the area.

My investor friends who joined an investing franchise were severely disappointed.

I found my handyman through my RE Agent. 

The current rents are really low because the tenants are responsible for doing any and all repairs on their buildings (which in my opinion contributes to the poor condition of the buildings). 

I have done it successfully on my last 2 buildouts, maybe 3, but only because I was able to acquire the properties at a very low price and I did all the work in-house (myself and some hired hands on staff).

As my wife is a realtor, we’ve helped several people from Bigger Pockets find their second home/STR.

The deal is good and the current owner is my friend.
