The longer I've owned our buildings, the more long term investments I find myself doing (like buying over 10k of washer / dryer + kitchen appliances this year).Imagine you had 3,000 in rents and 1,000 in expenses, then your NOI is 2,000 / month.

2: Landlords not being firm enough with tenants so they dont think they can  do whatever they want but also not treating them with disrespect.3: Landlords not doing routine checks on apt.This is YOUR investment why would you not take responsibility for making sure your investment is protected.4: Landlords not enforcing the terms on lease,pay on time,keep place clean etc.5: The last mistake I made and it was me not putting in the lease that any new appliance that is a washer or dryer the tenant is responsible for repairs.Tenants will overload waher/dryer then complain the motor burned out etc.

Washer/Dryer in upstairs unit only. 5 star rated home, walls 18" thick.Summer months:Electric between $250-$350/monthFuel between $100-$150/month (60-100 gallons) when turned on, some months we just turn the boiler off (JUN-AUG)Water/Sewer free except septic maintenance. so far this has been $0 total, but I expect to maybe get it pumped just in case late this year (rough guess $300)Winter months:Electric between $350-$450 monthFuel varies greatly with temp, heaviest usage months, I've purchased 300 gallons per month at the extremes of -40 and below temps.Water/Sewer still no monthly actual cost, but I plan on about $25/month to save for annual maint.When I average out my fuel costs simply taking fuel expeditures divided by 12 months, I get approx. $200/month.

As a side note regarding craigslist: I once purchased a washer, dryer, and refrigerator all for $125, put the washer and dryer in a rehab and sold the refrigerator by itself for $175.
