When they first moved in, one of the guys decided he wanted to put his bedroom in the unfinished basement, so without contacting me, he painted the walls, put down carpet, and installed outlets, a ceiling fan, and a switch with romex.

I solved that issue by having the contractor remove the outlets from the basement -- now, no one could plug anything down there and there was no reason for anyone to hang out in the basement.I told Jane Doe she had to vacate by March 31, 2015 as we were going to "renovate the building" (which is true but I just wanted her GONE).

From now on if one of us says they go their gone.As far as inspections go, I change furnace filters and check under sinks every 3 months, you cannot count on tenants to do this. if I see any thing that catches my attention I can do a electrical outlet test to get in rest of house.
