These coverages vary form and state.It sounds like you may be liable since it was an existing problem that you did not remedy by addressing the cause (repairing or sealing the foundation) or lessening the effect (vents or fans).If neither insurance company will cover the repairs, try to work with the renter to see if she will cover half the cost.

Whatever your damages are as per your lease, should be charged to the tenant unless there's some remedy to the damages (i.e. tenant finds replacement acceptable tenant, some set lease break fee, etc).

That looks like the landlord expects the person to move out without being given a chance to remedy the situation, or for the landlord to follow eviction procedures.
