Your capital expenditures over 5-10 years will almost certainly wipe out all of your income, especially in environments that experience harsh winters.  

The demographics were attractive, the local strip centers were full and less drama than the residential unit I sold.

Sorry for the digression, but trying to make 2017 our year of no drama. 

We have licensed lending laws, Wholesaling is illegal without a real estate license (technically it probably is legal but no one wants to foot the $1000s it would take to fight it.) we are very tenant biased and i won't even mention how harsh the taxes are.

I told him I wasn't a "girl" I was a successful real estate broker and investor who didn't do drama or ********, and that if I was bitchy and whiney he could call me out, and I would call him out if he was bitchy and whiney.

The drama still needs at least 18 months to catch up twith the trend.

Matt, I am not trying to be harsh but a mortgage broker (a good one mind you) is exactly the way you want to go in this type of scenario.

Can beat that in my sleep with equities or debt instruments that don't call me with drama or repair needs.Find that quality realtor @Derik S.!
