@Greg ResslerI would recommend talking to an architect who designs row homes in Philadelphia.  

Then if the numbers look good and you are prequalified, get the architect to draw the plans and you are on your way.

I want to take the half bath to a full bath.Does anyone have a recommendation to an Architect to draw up plans for the half bath to full bath remodel? 

Some of the larger brokerages in town I have spoken with have in an house development firm, PM firms for appartments, facility management services, architects.

Judging by my experience, I already renovated two houses big time, plus, I used to be an architect in my home contry.

Once you purchase the land and have plans drawn (you don't have to use an architect, there's usually designers around that can do what you need) and once again, check references, get several different bids from general contractors, and compare them.

I am in the process of designing plans with architect.

The department of buildings said it was allowed (I went to the Queens department of buildings with an architect—they said it would be a third story with a dormer).What is the usual cost for adding a third story?  

Maybe I should of hire an architect to fix this up.
