@Asad Hashmi  there simply is not free lunch.. and REAL estate is very very hard.. and vitually no one makes 17k on deals out of the gate without spending probably 30k on marketing to start.your competing with a whole hoard of folks who have the get rich quick mind set.. these companies pery on that.. they make their dough selling the information to their students..

Our tenant has put furniture on the front porch, hooked up a TV (fire hazard) and nailed shutters up to act as baby gates.

Something like a historic or gated/semi private neighborhood should be needed for A or A+.... 

I am closing this Monday or Tues on a 12 unit Apartment complex that, based on current leases and rent role will cash flow approximately $18,000-$22,000 right out of the gate each year.

Don't settle for anyone pitching 10% + out the gate at less than 90% leverage.

In my state you can't get your brokers license out the gate you will just be a normal salesperson.

*We* all know you can't do *all* those things, but the beginner may not...and then try while being overleveraged right out the gate.
