ID is a tough market right now unless you have large capital to beat out the competition.My CA properties have grown in size so much the ROE is not great.

You can grown your portfolio wide or deep, or a balance of both.

In that order.Having grown up in the Phenix City/Columbus area I highly recommend you know Columbus before you decide to invest in the city as well.

Also as you mentioned, people are scared to buy and make long-term commitments so it's a ripe time to own rentals because the pool of renters has grown.
