You'd have to keep an eye on their family visitors, but that seems to be pretty manageable, from my experience in two of these buildings now.

Whereas, you can have someone who is not disabled, but screams obscenities at their video games at 3:00 a.m.  

And if they come out screaming, I'd just tell them to sue you and keep spraying.In fact, even if there is some law that says you can't power wash a unit in Shelby County while a tenant is inside, I'd spray anyway and tell them to sue you.  

I have had travel nurses because it being right on 465, a lot people im town working, visiting families, hospital visitors, and summer events such as races, sports tournaments, and conferences.

The parking lot has weeds all over.. its screaming,"Luke buy me and bump that equity/rent/value up!!!!!"

For that reason, I point out to tenants that they are responsible for damage caused to the property, regardless if they did it, their visitor did it or the SWAT team does it.

Or he's got some screaming deals. 

Typically most leases allow visitors to stay 15 days, otherwise tenants are in violation of the lease agreement.  

We've had denied applicants scream at us that they can afford the place and just need a chance to prove it, and I'm guessing they really could make it work.
