Many view a personal residence as an unnecessary debt but paid off & managed effectively it evolves into a cost effective HELOC & the concept of equity stripping per se.

I'd send your account out for quotes to double check there isn't a better option.We have see rates in some of the SE coastal states taking a 20%-100% rate increase. 

Hello and thank you in advance to taking the time to read and reply.I am originally from SE OK and looking to invest in the OKC area (focusing in on Mustang, Yukon, on the West side and Choctaw, Harrah on the East).  

1% or less edmond/deer creek1.5% yukon, mustang, moore2% se okc, ne okc , midwest city, del city and other areas.3% hard to find but a few around.  

I'm familiar with all four quadrants, NW & NE, SW & SE, the communities and subdivisions, demographic and economic profiles and current markets specific to each area.I am a cash buyer and I actively network with RE professionals/investors throughout central Florida.I also invest in Citrus and Volusia counties, currently branching out to Orange county and looking to step into Alachua county. 

That's very bad, you would lose all depreciation deductions and pay SE taxes on everything.
