In this case, I wrote down 10-12 flips and acquire 10 buy-and-hold units (a stretch for me, but I believe in setting big goals and letting the subconscious go to work on the how-to).Then a friend mentioned that he wants to do FEWER flips that produce more money per flip, which got me thinking ... should I instead concentrate on the income I'd like to generate?

Not to denigrate rehabbers and do-it-your-selfers (my Grandpa was a carpenter and a real estate investor and did everything himself), but if you are being stretched by the demands of full time jobs and your family and all of your properties, you might want to consider maximizing your profit per hour of time invested, and the best way to do that is by wholesaling houses.

Hold up there with the Einstein maths failed story as it's completely incorrect.It's nice to believe to us chimps that he never failed maths, but a child he taught himself maths because he wasn't being taught that at school, and was teaching himself calculus in the first year he started to teach himself maths.To boil that down to "tenacity" is a stretch, the guy was an exceptional mathematician.
