@Daniel Pack I am curious as to why you went with a 8% cap ex and 15% repairs?

I used to pride myself in being able to pack all my belongings in a Jeep Cherokee and move to wherever my gut told me was the best place to be.

Like you said, it sounds super simple, but it makes total sense that it's been an effective pitch strategy because you can pack a ton of information into those three straightforward categories.

As long as you are prepared to bulldoze the property when they move out I see no issues with renting to someone with a dog pack.

The tenant could easily pack their stuff up, take your money and leave, only to come back the next day.
