And while they may be okay with that currently (which of course has been fully explained to them and they have acknowledged it in writing), down the road it could create unwanted noise and challenges.

The first year we wanted to keep clear lines between being a landlord and neighbor, but as we got to know them more they became more neighbors as we never had any issues with them paying rent, noise, etc.  

No need to dwell upon it, just keep an eye on the property for any news, and keep grinding to find that next great deal! 

And ignore the noise!!!!

I have worked cooperatively with him and the tenants in the last ten months trying to reduce the noise.

That said they are more likely to handle there finances better and keep the noise levels down.

I don't know yet, I will keep BP posted once I buy my 3rd property.I came from Hanoi, Vietnam who being tenant for most of my life there, the room size was as big as a king size bed here, friend not allow, get home before 10PM (gate closes) if not I am on my own rule drove me nut & especially rat running on the ceiling as soon as people turn off the light, one night they bite through the ceiling & fall down to the floor, I woke up because of that noise, at the moment I told myself, if I ever become a landlord, I will be a cool one, my tenant will never have to wake up because of rat.Many years later I did become a landlord in US provide short term rental for my guests & I am proud of myself.

If the tenant even has one by chance and are not breaking any part of the lease, which you will 100% be able to find something they are breaking in the lease, whether that be not paying, noise/disturbance complaints etc.... there’s pretty much a guarantee you can get them evicted.

By now, it should be finished.I'd plan on a couple hours Uwe, no breaks, phone calls, kids, dogs, mishaps or the police telling you to hold down the noise.
