My wife and I have a pretty nice income which equates to an extra $5k a month disposable which we’ve been using towards our debt pay off (my truck) which will be paid off soon.We are starting with SFR but plan to move multifamily within 5years.

I know certain areas can be very strict and some even have rules around how long you can keep recordings or how to dispose of if requested in writing by a recorded party.

The existing sub to notes would be paid in full OR if there were insufficient funds to do that, monthly payments on all of those accounts and would be made until my attorney disposed of the properties.BTW, I've also done a lot seller financed deals.

The majority of the certificates at 18% were Vacant Land - which is normal for lien auctions across the states.I did see a couple of people bid and won 18% on certificates that were listed as "sewage, disposal, solid waste" and also a certificate that was listed as "Rite of way, street, ditch".

However, if you did get it at that reduced price… just to either fix the trashed homes or have them hauled off and disposed of would take a couple of years to get your money back (at $240/mo profits).
