( unless your just starting have no credit and no money) New construction loans =  very difficult and most folks cannot get one. ( Even if you have great credit and money banks want to see Experience and lots of it normally)depending on sales price at exit net profits tend to be 10 to 15% of gross.Although like one other posted about simple cheap mid west starter homes and making 10k a door on those..
