Because you are the CEO of your real estate business - whatever that business looks like, you get to make the choices, dictate the priorities, extend grace, enforce standards and help and teach others to succeed - from partners to family to tenants.  

But . . . during wartime the stops come out for a season and the mission dictates all else.The lesson here that I want to share is this:  know yourself and your body and don't rest as an obligatory "gotta do this or I'll collapse or have a mental breakdown" kind of thing, but rather do it from the perspective that you will perform better (in every way) when you are well rested, centered, and healthy.As for the duties and tasks involved with real estate investing - ALL of them can be hired out. 

Your goals and your numbers will dictate 20% vs 25% down.

your market may dictate this more than anything else.

You negotiate the purchase price, and the seller dictates the terms (10% down at 5% interest, or whatever).

It's a rental; don't let your personal preferences dictate where your dollars get spent.

Seller financing doesn't dictate whether or not it's a good deal.  

Interest might not be paid by your bank on any escrow account, if interest is paid the party due the interest may be dictated by state law, however, it can usually be agreed to, I always received the interest for the maintenance of the account.

These can be extremely difficult to obtain and many times don't make sense for lower income housing due to what is dictated.

I won't go beyond that, but again, all of this will effect the expected return and therefore the present value of an obligation to them.As with anything, the market will dictate a price as well, if someone has a note for sale, where do they go to sell it.
