So, I just ended up running the student's credit and asking them for proof that they were a full-time student, which you can get by having them forward their college email to you from their financial aid office, etc., or they will have a new student ID.

Same for an eviction notice - it's easier for a legal aid lawyer to stop or delay an eviction, because if you accept rent any time in the first 2 weeks of the month, for instance, you have to explain to the judge why this day was the correct day to give a 3 day notice because rent was late, if you see what I'm saying.I think this tenant is way too much work.
