The biggest problem with ski resort areas, especially western ski resort areas, is that there is limited supply and too many buyers that want to buy a home for themselves, and are willing to pay prices higher than would make sense as an investment.Somewhere like Gatlinburg the prices are driven by investors. 

Without any industry experience, I switched from a comfortable career with Four Seasons Hotels & Resorts to becoming a Property Manager with Evernest in 2019.

My realtor said they tried selling it first but it didn't move so maybe the auction was the last resort. 

Not real familiar with hard money loans but have been advised to use them as a last resort.

Monica,I would only make this suggestion as a last resort... you could get a hard money loan to fund your transaction.
