i agree totally, I have one property where I pay utilities and they keep it hotter that the gates of Hell in there, thats why I wanted a guestimate on switching over.

those that do tend to be under capitalized and U have to front materials and pay for labor etc.. and you run the risk of them not finishing etc.. it can be done.. but first time out of the gate is pretty risky given what your price points are..

I honestly love your outline I just think getting started is more important for most people than perfecting a BRRRR using hard money with minimal reserves right out the gate.
