There are identity theft services out there that they can subscribe to that will monitor use of their SS/credit, and if they are that nervous about it they should take advantage of such services.

That is, constant monitoring, maintenance and marketing.

I have seen many GPs, LPs, multiple member LLCs, etc., get to the exit strategy point and all want to go their separate ways via a 1031 exchange and these entities create exit strategy problems.

It’s money well spent - protecting both the GPs and the LPs.

But if you buy and add ADU and rent out other unit then move out guess that would be in the grey area.I am not sure how they monitor it, its with the initial permit application and you have to show chain of title and that the same owner on title is on the application.

@Emma Fitzgibbon Thanks for your input, I've read that about South bethlehem but from monitoring Zillow/Realtor etc that seems to be where inventory pops up.

Bigger Pockets has some great state forums and usually there are good locals that monitor those.

We have transitioned our STR's to MT rentals recently as the market for STR's is oversaturated in most markets, but will monitor and may jump back in at a later date, if things even back out.

I can physically be on the job site daily if need be to monitor the progress (not to mention learn!)
