Just do your due diligence on anything that may be senior, as for the IRS they haven't stepped into any of my deals since we had a real president, and even then they accepted a token amount to release the lien, and were very reasonable.Warning, make sure it is a second, I once had a second that was really a 4th because of a subordination agreement, almost got nailed on that one, would have lost every dime I was going to pay.

If the rental rate is consistent with the unit condition, I would recommend not painting and vice versa.

I'm one of those guys who likes to take care of the financials, collecting rents, showing properties, etc. sidebut Im not a huge fan of getting stupid calls for small fixes so this would be beneficial Sure, I have friends who like to mix music but don't like to produce it and vice versa.

The "unleveraged return on investment" can be a lot higher than the purchase cap rate when you are increasing rents, reducing vacancy, cutting costs (or vice versa).I believe this is what you are asking and/or point you are making.

Neighbor's shed demolished by our tree, ripping up cement in a 1910 home to figure out why the cellar basement has been clogged since Truman was president, painting a fence because the neighborhood complained to the city that it was eye sore, replace a balcony rail on a half porch because a 100 year old tree used it to conveniently break its fall (at least that was the only damage it did).

When you live in a condo, you have to expect you're going to hear some noise from neighbors.I plan to go to the HOA President to voice a complaint and am checking to see if I can add some insulation to the wall between the two condos.
