I usually invest in a contrarian fashion, so obviously not everyone's cup of tea.

One slip up and they are gone and you are left holding the bag.

However, why do I worry about self financing a paid off business with my primary mortgage...if I got sued or something happened to our LLC basically I could lose a paid off business and still be holding the bag on our primary residence.

however, i am keenly aware that certain types of investment schemes (for lack of a better word) tend to end badly....occasionally with out of state investors holding the bag with a loan they've guaranteed on a house that is truly worth maybe half of what the appraisal says (btw, i am not a fan of appraisals...).

Be patient, be polite, and see if this angry person is really redirecting his/her real estate fail rage at you which is actually generated by some scum bag tenant, the government, the evil bank who won't give him/her a loan-mod or maybe just plain exhaustion from having been a landlord for decades and looking for a way out.

It can get a bit dicey though, they've ended up holding the bag longer than anticipated on some pretty crappy houses, just barely making any profit.The tough part is genuinely getting it cheap enough to find a cash buyer.

Once you've done that vote with your feet: pack your bags and move.Obstacles exist to be overcome.
