this is a tall order with no credit.. and a full time job and 7 kids.  

Look for junky houses (tall grass, overgrown landscaping, bad roofs, grass growing in driveway, emptiness through windows) combined with no garbage out.

Instead of waiting patiently for a real deal to come along or altering their current or past approach so that they can ideally better locate a real deal, they start putting on their rose tinted glasses with ARVs, neighborhoods, and repair costs and compromising their math or analysis formulas because, darn it, doing any deal has to be better than not doing a deal at all, RIGHT??

They dont want to see broken glass, leaking gas lines, mold, visible safety issues.

Glass is for light and you pay for it in reduced R.

I also like the thought of a "one pane of glass". 

@Chad FernendazTo get the fog out of the glass you need to replace the insulated glass due the seal being broken.

Tall grass, broken windows, etc. you can go door knocking as well.
