It won’t be a total loss since I own a second home adjacent to the lot and part of the reason for the purchase was to enhance the water view and allow a dock to be built which needed permission from the adjacent owner (me) to build within the setbacks.

It will save us all a lot of hassle from upset realtors and property owners if you just ask permission to market the property before you just go and start marketing...I too would be upset if Joe just was marketing my property without my permission....These are tactics that give the business a black eye.

Unless, of course, they give permission, which means that if they have anything they don't want you to see they'll just tell you to bounce and there's nothing you can do.Also, having lived in several multi-hundred unit complexes, and working at several more, I assure you that most maintenance teams have much more to do than inspect every apartment monthly.

One more wrinkle...I was all geared to evict on the sub tenancy issue (my lease only allows it with written permission...but then I would go for a whole new lease)I find out the county has a professional mediator whole job it is to keep unlawful detainer suits out of the courtroom.

Best wishes to her.RE; charities though, a thought I did have was it wouldn't be a bad idea to reach out to them in an informal way and see if you need permission to use their logo in any advertising such as website etc if thats an avenue you were thinking.
