Here a present situation in 2023/2024 (post-pandemic and implementation of Early Resolution Program):-Lawyered up and serviced notice of eviction beginning of May 2023-Order to evict by default judgement granted October of 2023 (after many court dates due to extensions because of tenant avoiding service, ERP, and tenant not showing to court)-Sheriff comes to evict January of 2024. 

Didn't have the LLC so nearly wet myself when my attorney said they could force the sale of both of my houses to satisfy the judgement. 

Two points I'm trying to make is one never be judgemental.

I think you set you and your mom up to be sued and/or receive a judgement in court for missing rent and property damage (unless her Llc goes bankrupt or she is personally liable on the lease).

Its also possible for the lender to get a judgement against you for the shortage on the payoff(s).

i was on the cities website and you can find if there are back taxes owed but i cant believe you can just get every lien and judgement assessed when you win a sheriff sale auction??

Plan ahead.More than likely they will go after your max insurance coverage.Most states have "consumer friendly" annual limits on judgements.

So you should go to court, bring all of your documents and the best case you can ask for is a judgment for payment of all rent owed and for tenant to vacate Sept 30 or as of the judgement date since the lease will have already expired.
