I now have several properties on Saint Simons Island, GA and one in Alexandria, VA but was a bit cautious about getting in a market I knew nothing about - Cape Coral.

I think it's a fine time to buy, although I'd be very cautious and tread lightly. 

Also from personal experience, if you plan on investing in the area you are working in, be cautious since oil field towns are also very boom and bust.

I would be very cautious of a multifamily property in that area, it is very rough.

As someone who speaks with buyers on a daily basis in the subject marketplace, I find a very different reality.I'd be very cautious about studies using correlation as causation.

You have to be cautious when buying properties on beaches as many small municipalities along with Coast have restrictive ordinances on where you can or can't operate a short-term rental.

My point is not to be cavalier; one needs to invest cautiously in all phases of the market cycle because it’s a risky business, and especially so near the top.

I have had this issue in several properties and would advise you to tread cautiously here.
