ESA (emotional support animals) are not service animals but they are protected by fair housing laws-- You can't demand a pet fee or deposit or additional rent for an ESA.Tenants must first request a reasonable accommodation for their disability.

Logistically, in this case, you'll need another strategy, but also one that can accommodate the risks I don't imagine you can afford.Have you thought about meeting the borrower face-to-face, driving around with them and walking through or by a few of their properties?

Finding a multi family that would accommodate what we need would be hardif we were going to Iive there- need big yard for kids & dogs, a unit for gramps, and 3bed2bath min for us & kids.

Plus, if you ask to schedule a visit and the provider 'just can't accommodate it', drops off the face of the earth, or just sort of leaves it to you to show up/doesn't organize a tour, lunch, etc, then that's a red flag worth noting.Hope some of that helps.
