Called the city and they said it was "legal but non-conforming" and that permitting major renos could be a problem in the future and if one burned down we couldn't rebuild what would be a second living unit.  

Much depends on the cost to tear down then rebuild 1500 square feet along with having investors ready to buy if you're going to wholesale.  

If your commute is 1 mile each way and you can rebuild an engine, you probably don't need a $30k car with a 100k mile bumper to bumper warranty.  

I have no problems with that at all, however the house had a stench and got stuck within the ac vents and seeped through the hardwood floors, we basically had to rebuild the house.

The economic impact will be felt for the next 8 years by some but I'm going to buy a 20% discount on several properties to create a sustainable living Rental market. all will need to be rebuild and upgraded with better quality Air and Water filtrations systems.
