The phrase "buy house" is too broad and you could pay for junk leads; the phrase "buy my house FAST" is the type phrase that results in higher quality (more motivated) leads.  

I got a call yesterday afternoon from a newbie RE investor I will try to para-phrase as best as I can .

I love the phrase but deep in my heart I never felt that buying a house for $30,000 and selling it the next day for $60,000 was really benefiting the seller.

In this case you want one lease for current jointly occupying tenants, it should say something like they are jointly and seperately liable ( phrase per legal languge for your state).

So my question is how to phrase the benefits of owner financing to an owner of a property I would like to buy with the tax benefits.

Jared Boundy - yes they were motivated sellers, but in a different way than that phrase is normally used.
