So what happens if you break that $5K threshold then with let's say a $20-$25K check from a sale?

I think doing a Lonnie Deal or Land Home deal is a great way to get your feet wet understanding mobile home construction, repairs, finding qualified contractors, knowing how much to pay, etc and positions one well for those things as part of Park Ownership.Many Parks have Park Owned Homes as part of an acquisition, so it's difficult to say as a Park owner you will never have to deal with them!

For example, say a 200 foot road with a Cul De Sac costs $100,000. 

Do I need to say a series of magic words to get that "yes, here is your loan." 

Usually I say as long as there is one person with good credit that I can ruin, the others don't matter.
