I've worked my career in industrial facilities and am just trying to get started in real estate, but I think my experience is useful here.In the US it is the employer's responsibility to provide any needed Personal Protective Equipment (PPE) to its workers, so the decisions are made by corporate folks/managers and may or may not be influenced by the workers wearing the PPE.

However, there are other variables that can influence it as well. 

Through the sphere of influence.

My designated neighborhood in which I would own property would be my rentals side, and I would eventually Ideally buy all the homes on the block while flipping everything outside my territory.Once you own all the houses on the block, you start to have influence on appreciation rates, such as getting approval from the zoning board and creating a gated community, opening up commercial space for grocery stores, shopping centers, etc. 

I have an appraisal scheduled next week and was wondering if anyone has any tips on any ways that I might improve or help influence the appraiser.

If you study deeply into this area, cap rates are influenced by lots of factors including interest rates, demand and credit availability.  

An additional influence is the cost and structure of the debt that can be used to leverage the purchase of that income stream, as that dictates how much of that income stream owners can keep, and how much cash they have to bring to the table to acquire it. 

For example, my lease has the following clause in it:NEIGHBORHOOD CONDITIONS: Tenant is advised to satisfy him or herself as to neighborhood or area conditions, including schools, proximity and adequacy of law enforcement, crime statistics, proximity of registered felons or offenders, fire protection, other governmental services, availability, adequacy and cost of any speed-wired, wireless internet connections or other telecommunications or other technology services and installations, proximity to commercial, industrial or agricultural activities, existing and proposed transportation, construction and development that may affect noise, view, or traffic, airport noise, noise or odor from any source, wild and domestic animals, other nuisances, hazards, or circumstances, cemeteries, facilities and condition of common areas, conditions and influences of significance to certain cultures and/or religions, and personal needs, requirements and preferences of Tenant.

Look for year round relationships and ideally a firm that integrates asset protection into their services and/or acts as a center of influence among other professionals who are necessary to get you to a tax free life!
