As @Matt M. implied, moving up to multifamily (2-4 units) might be another solution to gaining some more cash flow and you likely have some options in your price range.

That would imply that they don't care where you invest as long as you do.

The fact he asked in a way that implies he is absolutely entitled to it would concern me. 

This can be problematic as it can put the buyers brokerage into (implied agency) with the seller as they have to tow the line between ministerial acts and those that can be considered to form a client relationship.
