I guess my situation is a little unusual - I have a potential tenant who has filled out applications but did not disclose they have an emotional support dog until we mentioned there will be a pet deposit since there will be a dog living on the property as well.

My point was not to make up disclosures on your own and deciding that some disclosure gives license to do something unusual along with the reasons for not doing so.You need an attorney IMO to do your first loan from an individual as they will keep you out of trouble.

Finance 2.0 will come in and make most of investors obsolete in the very near future unless we get a sturdy footing now and become the willow and not the oak.As to fade that occurs in deals and trades as you mentioned, I (generally) think this is part of a larger trend we are seeing in this uncertain and inflationary environment.
