I ask my friend Steve (the British sports car collector guy on my RTPG video) to sell the truck because it sat on the street and collected one too many parking tickets on Fridays.

Now, this is including paying a property management fee to ourselves, but even without that it would be break even.We put in a new HVAC this past winter and flooring in 2014, but otherwise have done very little and the place will need some big ticket items soon like roof, kitchen and bathroom.I should say we bought this as a primary we never ran the numbers for using it as a rental - we just wanted to get started in REI so we turned it into a rental when we bought our next property. 

Those are big ticket items like furnaces and roofs.

Some of the big ticket items were that there was structural issues (a wall and sill plate had rotted due to water damage so a section of the house needed to be jacked and rebuilt.  

When you bought this distant property you signed up for, at some point, having to buy a last minute plane ticket, drop whatever's going on in your life, and get to the property.  

I did own season tickets to the OKC Thunder a year or so ago.

The water bill and sewer bill is separate and often rediculous in cost... parking is terrible just like everywhere else on the Hudson.. commute to nyc is the golden ticket and rents have been rising especially in the past 5 years.  1 bedrooms going for 1200-1500 for average apartments. 2 bedrooms 1600-2200 So if you get the property cheap and can get decent cash flow with the high taxes then it’s a good deal for the future.  

I'm a big DIY advocate but if you have big ticket items I'd look to hire it out.

If this was a great idea, then the airlines wouldn't be charging baggage fees and everything else they can to strip the ticket price to the lowest possible.
