IREM has an annual income/expense survey of all major metro areas (IREM Annual Survey), it costs, but we have found it to be very valuable.

Parcel had been owned prior by a survey/construction company, who had likely been involved during the initial platting of the area.  

Inspections, Permits, Survey, Monitoring Services, geotechnical, insurance, environmental, violations, taxes, accounting, legal, office & misc, construction loan fees, acquisition fees, and so on.Your development fee is too heavy.

Second floor only has bedrooms so I want to do 1) an extension on the second floor and 2) add a bathroom and potentially a 3) kitchen.I called town office and was told to submit an original survey and a drawing of new layout plus $40 processing fees. 

Things do get better as you move west however (see map below)The average rent according to the most recent american community survey is $875, which is lower than neighboring Chicago's average at $1,029. 

Unfortunately, I don't know any architects in Maryland If it is ground up you can get a head start by getting a surveyor having a boundary and topography survey done.

A long story short and a $2,000 survey bill I paid they was right (lesson #1 on trusting a tax map. lol) They have been $#$^^   @$% every since I have bought this place and we have been nothing but nice.

I use software for maintenance and it sends a tenant survey to the tenant as soon as the repair is done and asks if it was done, if the problem was solved, if the person doing the work cleaned up after the repair and gets an overall rating for that repair.  

With regards to deals being accepted, I think you will make your offer more competitive by offering to pay for a title policy, survey or reducing your option period.  

So after a couple years of his crazy bull I ordered a survey.
