Yeah being a C/D landlord is definitely not the direction I am steering this ship.

I also have to remit use tax on items I buy for the properties to have shipped to my home, and temporarily store in Denver (this usually happens on internet orders for items used/consumed in Fort Morgan - Denver doesn't have a temporary storage exemption).With relation to creating a holding company - again, talk to a CPA and Attorney to get the best answer for you....and whether or not it will matter.  

I have no kids or spouse so I have to make sure I have enough money to afford home health care and housekeeping to avoid being shipped to the old folks home!

I was kind of a lost ship, but now I've found my way! 

I was also able to snag the 30in maytag microwave/oven combo for 650 including shipping on ebay (listing ended with no sale so I emailed him an accepted lowball offer... need to apply that to houses!) 

Have you thought about buying a personal property (foreclosure, shortsales, etc) and renting out the rooms in your house to ship mates?

KitchenSearch.com is where I have gotten mine, but you are better off finding a supplier close to your project's location IMO given shipping and delivery costs.

@Shawn Mohovich: In all our offers where we expect to assume a tenanted property we include a clause that docks 3-months rent for each vacant unit from the price at close.
