I am just curious how to protect myself from tenant accusations of hurting himself in the house because of things like: - "the doors are too narrow and I am disabled" or "your stairs or stair case to the patio are too steep I fall and hurt my ankle" do I need insurance for things like that or can I have it worded in the lease agreement that the tenant accepts the condition of the house and won't press any charges if he /she hurts himself??

They are not operating under Fannie/Freddie/FHA rules, so a third person (like myself) would be hard pressed to say/know what they will doThese credit scores will not get you a great rate.

So I am covered if the house burns down I get market rent while it is being repaired or if a tenant should press a lawsuit I am covered. 

Unless you have a pressing reason to use Texas, most times it's easier to use an LLC from the state, if nothing else to avoid paying fees for the LLC in more than one state.  

From what I've seen so far, I would be hard pressed to make any conclusions as to what the banks are thinking when selling their REO's.

Take small jobs when there's a pressing need someone is trying to resolve and make a reputation for yourself as the "go to contractor" for real estate professionals.
