I Called about a building that have 8 units and the realtor told me the NOI then i asked if the lawn work moweing, snowremovel garbage was encluded in the NOI the realtor blow me off saying a true investor will find a way to make money.

The smell may be from leaking garbage bags being hauled down the hallway.If it's carpet maybe replace it with an easier to clean material, and scheduled some regular cleanings (as often as needed).This might be a fix vs trying to compete with the stink with a sweet smell.If you do this, be sure whatever you choose is temperature stable dimensionaly for your hallway micro climate.Good Luck!

As far as needs in my neighborhood we are a big military town we are sandwiched between two military bases that do summer training so we think eventually we may furnish the upstairs 600 SqFt unit upstairs and possibly do a short/medium term rental but more market research pending but currently for the downstairs we are smackdab in the middle of town and are like .2 -.5 miles away from 5 local schools 2 private and 2 local the rent is currently set at $1550/mo with electricity, gas, water/sewer and garbage included I worry people are getting stickershock and not seeing the included utilities I'm getting a ton of clicks on Zillow in 20 days (350) but only 4 inquires and 1 walkthrough who took an application but didn't submit it

Thought the neighborhood and surrounding areas were awesome - drove around quite a bit and blown away by the investment/energy, coffeeshops, etc etc.I live close to KC but dont know it as well and the multi's I've looked at there are garbage deals compared to what I'm seeing in your hometown.Am I crazy for wanting to invest there?

He recently installed a garbage disposal and did not pull out the dishwasher plug requiring a second trip (still much cheaper than a plumber as labor cost was $45 and no markup on the garbage disposal).
